Legitimate development and construction of land, Projects located in suburban areas: ·Country Garden develops its projects according to national legal requirements. On one hand, it takes into account the urbanization progress and satisfies the needs of raising the property quality from residents. It also works closely along with the local economic development progress and the requirements from the local government on the city planning.; ·Our projects are located in non-city centre areas with good natural scenes, which are very suitable for establishment of brand new living styles for residents.; ·Our projects are located in the core areas of new districts in second to fourth tier cities, and in strong potential development areas in first tier cities with fine natural environment and convenient transport network of within 10 to 30 minutes driving distance; ·Most of our projects are located in the areas with future development potential and also contribute to the urbanization of third to fourth tier cities.

Fast development and sales, high value-to-price ratio products: ·Country Garden commenced construction of its projects immediately after obtaining the land use right certificates, and normally completes development within 3 years. Products with pre-sale permits granted will all be launched to the market to achieve fast sales.; ·Country Garden will maintain an annual development of over 10 million sq.m., with our products generally reaching deliverer conditions in one to two years’ time.; ·For projects outside Guangdong, in order to ensure product quality and development speed, Country Garden co-operates with well renowned contractors. Currently we have employed contractors such as China Construction Third Engineering Division Corp Ltd, China Construction Fourth Engineering Division Corp Ltd, Nantong Construction Group etc in developing some of our projects.; E.g.: Chongqing Country Garden was launched for auction in August 2007 (total site area about 0.425 million sq.m.) and commenced construction in early November 2007. The debut launch of pre-sale was on 1 May 2008 with over 300 units sold on the debut day and the GFA under development for first phase reached 0.36 million sq.m.; E.g.: Wuhan Country Garden commenced construction in late December 2007 and started pre-sale on 7 June 2008 with approximately 450 units (90% of launched volume) being subscribed within 3 days.

Active participation in community facilities at an early stage: ·Country Garden adopts advanced philosophy in operating and developing its projects. Aiming at providing our residents with comprehensive solutions in catering their day-to-day needs as fast as possible, many of our new projects include 5-star standard hotels, commercial complexes, schools and other community facilities.; ·By actively participating in the construction of community facilities, Country Garden helps in accelerating the local urbanization as well as providing a lot of job opportunities locally.; ·With local recruitment as our strategy, local workforce will have priority in being recruited by Country Garden’s projects. Country Garden also places special attention to staff aged between 40 and 50.; In an article “Scientific Development of “Zengcheng Model” of the March issue of “Dynamic Theory” by Party School of Central Committee of C.P.C., it is mentioned that “The land site of Country Garden Phoenix City has previously been in an idle status because it has owed around RMB1Bn debts with regards to compensation to farmers etc. In 2001 Country Garden was brought in, which activated the land and solved the historical problem, resulting in a very good return obtained as evidenced by over RMB300 million tax revenue on annual basis (of which over RMB30 million was contributed by Country Garden Phoenix City Hotel). For other major community facilities such as Zengcheng Plaza and Waste Water Plant, the government also made good use of market mechanisms such as bringing in investments from corporate, exchange of shopping areas for shopping plaza, corporate donations etc….”

Country Garden actively participates in charitable activities

Country Garden is dedicated to “help more people to get rid of poverty and let more people live a better life”, in particular the belief of a long lasting impact of “teach one to fish rather than give him a fish”and “knowledge can change fate”. During the past years, the Group and its founder have in aggregate donated approximately about RMB1Bn to charitable organizations and poverty-stricken schools in hilly areas.

Extract of Charitable Activities by Mr. Yeung Kwok Keung, founder of Country Garden

Establishment of Zhongming Education Subsidies Fund: ·Since 1997 after the establishment of Zhongming Education Subsidies Fund by Mr. Yeung Kwok Keung, an annual donation of RMB1 million has been made in helping poverty-stricken university students to complete their education, and has been further to RMB2 million annually starting from 2006. 4,314 students have been benefited in 11 years.

Founding of Gouhua Memorial Middle School: ·In September 2002, Mr. Yeung Kwok Keung donated RMB260 million for the establishment of Guohua Memorial Middle School on a pure charitable basis with free education. It has received 861 outstanding students from 25 provinces / cities and 18 tribes who faced difficulties of receiving education due to poverty. 3 batches of students have graduated already and all of them have been admitted to university education.; ·Students under subsidies will have their tuition and living expenses etc starting from their 3rd year in high school upto graduation from universities or graduate schools borne by Mr. Yeung Kwok Keung. Current level of annual expenditure amounted to about RMB30 million.

Establishment of Guoliang Vocational Training School, a pure charitable and free education institution(The State Council Leading Group Office of Poverty Alleviation and Development“Dew Project”)：: ·Starting from December 2006, Mr. Yeung Kwok Keung has been actively participating in the “Dew Project” headed by The State Council Leading Group Office of Poverty Alleviation and Development, and established Guoliang Vocational Training School in 2007. It provides free education to retired military force from less prosperous families in central and western areas. It is a demonstration base of the “Dew Project” headed by The State Council Leading Group Office of Poverty Alleviation and Development as well as vocational training for retired military force authorized by Military Affairs Section of Peoples’ Liberation Army.; ·Mr. Yeung Kwok Keung plans to donate annually RMB25 million to Guoliang Vocational Training School dring the period of the Eleventh Five Year Plan, to train up 10,000 retired military force every year. After training and passing the assessments, they will be granted certifications that enable them to apply for jobs nationally. They can also choose to serve Country Garden if they want to.

Setting up of “Guohua Outstanding Scholar Award”: ·In October 2007, Mr. Yeung Kwok Keung donated an aggregate of RMB60 million to Qinghua University and Beijing University in setting up “Guohua Outstanding Scholar Award”. It aims at attracting outstanding talents in education and scientific research, supporting the establishment of teaching crew, promoting academic research, development of overall school development, as well as awarding science scholars from Qinghua University and Beijing University who have distinctive contributions to the society and people.

Setting up of “Zhongshan University Guohua Visiting Scholar Fund”: ·In December 2007, Mr. Yeung Kwok Keung donated RMB30 million to Zhongshan University in setting up “Zhongshan University Guohua Visiting Scholar Fund”. It aims at recruiting top talents worldwide and strengthening the faculty development, scientific research and innovation and training of talents.

Participation of “First Generation University Students Subsidies Scheme”: ·HK$5 million donation to The University of Hong Kong to help first generation university students from low-income households in Hong Kong to receive education that is beyond their household affordability. Each student can receive at least HK$10,000 subsidies during their course of study.

About 1500 teachers and students received from Wenchuan Sanpin Middle School to resume education in the Group’s schools for 2-3 years: ·The founder bears the cost of receiving about 1500 teachers and students received from Wenchuan Sanpin Middle School to resume education in the Group’s schools for 2-3 years, meanwhile providing school amenities, hostels, meals, travel expenses and expenses incurred in visiting families and associated back-up services. Budgeted expenses amounted to about RMB100 million.

Country Garden actively participates in social charitable activities: ·Country Garden donated about RMB50 million after “5.12” Sichuan Earthquake.; ·In the eve of 2008 Lunar New Year, over 20 provinces / cities suffered from snow catastrophe. Country Garden followed government’s appeal and donated over RMB4 million to support affected local governments in purchasing resources to combat with the disaster.; ·Since 2007, Country Garden started to assist Mabian and Ganluo of Sichuan Province by injecting RMB50 million into a specific fund annually for a consecutive four years.; ·RMB15 million donation to assist Mabian of Sichuan in 2006.; ·RMB50 million donation to Zengcheng for the construction its city plaza; ·RMB20 million donation to Guangzhou Charitable Society; ·RMB20 million donation for the construction of Shunde Vocational Technical College; ·RMB15 million donation to Guangzhou Children Welfare House; ·RMB10 million donation to China Medicine Fund; ·RMB5 million donation to Guangdong Poverty Homes; ·RMB5 million donation to Shunde Charitable Society; ·RMB5 million donation to Huizhou City Huiyang District Charitable Society; ·RMB5 million donation to Chinese Medical Practitioners Association to commence research on cervical cancer in Sichuan Province; ·RMB2 million donated to “Dew Project” Exhibition led by The State Council Leading Group Office of Poverty Alleviation and Development
